NRAM - repo on Thursday next week - HELP
Bella2010 replied to Bella2010's topic in Mortgage companies
Incidentally, we only had just over a week's notice of the eviction as NRAM have been sending all post to the empty property. The only notification we received was the bailiff's eviction date. -
NRAM - repo on Thursday next week - HELP

The arrears are about £4,000 and they occurred when we were both made redundant within a year of each other. We had a suspended possession order and were paying £100 per month towards the arrears, until a couple of months ago when NRAM said we could not let the property. -

Just an update; NRAM asked me to complete all income and expensiture questions and consent to let application over the phone on Friday, which I did, as they agreed to look at my case fully. I faxed 23 pages of supporting documentationthrough to them, and then this morning have received a letter by special delivery saying the eviction will go ahead. Still absolutely no reason given for refusing the consent to let. My poor husband is almost suicidal over all this. We appear powerless to do anything. -
NRAM - repo on Thursday next week - HELP
Bella2010 replied to Bella2010's topic in Mortgage companies
Well, as briefly as I can, NRAM suddenly decided over a year ago that we did not have consent to let, even though we had been letting out the property with what we thought was their consent for over 8 years. After a lot of hassle, they finally agreed to a consent to let, which was only for a year and expired a few months ago. We re-applied, filled in all forms etc (twice, as they lost the first lot), and they subsequently informed us that consent was not granted, without a reason. Although we were paying the mortgage and £100 per month towards the arrears, they told us we were in breach of mortgage covenants, and so we had to inform our tenants and let them go. Since then the flat is empty, therefore we have not been able to pay mortgage, therefore a suspended possession order, made two years ago, has not been met, and we have a bailiffs letter saying the flat is being repossessed next Thursday. All letters advising us of the eviction and repossession have gone to the flat, which we only discovered a few days ago. We desperately want to keep the flat and have tried everything to get NRAM to grant consent to let, so we can re-let the flat and pay the mortgage and arrears. All they want to do is repossess it, and no-one will help me - as I said, have called almost every day, written numerous letters; no-one will help me resolve it, no-one ever calls me back. Have exhausted all avenues, and feel absolutely desperate. Have now lodged two complaints with NRAM, one is with financial ombudsman now, but they say they doubt they can help, and have emailed CEO who has promised a copy of their complaints procedure! -
I am having enormous ongoing issues with NRAM. I have even emailed the CEO, but found that to be a pointless exercise, and have just been promised an investigation into my complaint. I am urgently trying to resolve issues with them and as my property is beng repossessed on Thursday next week, and I have been calling them almost every day. I have just put the phone down after being on hold for over 25 minutes, as I cannot take anymore. No-one is able to sort things out for me; every time I call I get a different person, who promises someone will call me back and no-one ever does! Even the ongoing complaints department were too busy to speak to me, and promised a call back which never came. Has anyone got any suggestions for ways to get anyone to help me?!

I am not even sure where to begin - I have read through many posts, and no-one seems to be in a situation as bad as mine. Today, I am feeling so bad I feel as if I can't go on any more. We have over £80,000 of debt in total on mortgage arrears, credit cards, payday loans - you name it. All I have done is borrow more money to keep going. What an idiot I have been. I have contacted Payplan recently, but am waiting to hear back from them with their proposals, but I know they are going to say we must go bankrupt. We have three properties, one we live in, two (our previous homes before we married) rented out to cover the mortgages- - all with almost no equity - and we willl lose everything I know. I have read posts on forums from people who are coping, and reducing their debt, and some of them seem so smug that they have done the right thing, not stupid like me - and then those who say people like me are foolish, but it just makes me feel worse. Christmas is coming - I have not a penny to spend - I have a large grown up family and grandchildren etc and have had to tell them there is nothing this year. You can't imagine how that feels. Is there anyone who has as much debt as we do, and has lived to tell the tale?

Thank you both for your replies - I have just phoned the court and a lady told me in a very offhand way that I can put a statement in and ask that the judge see it, but she said we should have filled in a defence form, but it is now too late. We did get sent one about six months ago when they first threatened repossession, but I didn't keep it as they dropped the repossession at that stage. I am getting very nervous about tomorrow, and don't how we will cope. They have told us that they have declined the consent to let as we have arrears, and we can't make an arrangement to clear the arrears as they have refused our consent to let. The flat has been let on and off for eight years now, and we always understood we had consent to let; this is a nightmare.

]Please, please can someone help? My husband has e a property which has been rented out for over eight years with no problem, until about a year ago when he was made redundant and we struggled financially. We have been trying to negotiate with NRAM, and have offered the £200 additional mortgage payment they require to clear the arrears in two years. However, about six months ago they said we did not have a consent to let and asked us for tenancy agreements etc, which we supplied, and then heard nothing more. Yesterday, when we were on the verge of making an agreement with them over the phone, to stop the repossession hearing which is next Tuesday, they told us the consent to let had been declined, and therefore we cannot make any arrangement with them. The reason we want to hold on to the flat is: one, we have a young lady tenant who has a baby, and we don't want to make her homeless, and two, our marriage is breaking up and we are trying to sell the home we live in, and then my husband wants to return to his flat. I am at my wits end, and feel like giving up on everything, as it is all getting too much for me. Can they refuse to negotiate a payment arrangement with us - I suppose they can as they say we are in breach on our mortgage conditions?
