Hi all, my house has some really unbelievable mould growing in it. I'll try and break this down quick and easy for you: Moved in Oct 12 Mould forming in toilet around one month later Agency/landlord sent a man to "treat" the wall with bleach, he misses a few spots and ignores the back door which is also black. Mould has grown back within about 3 weeks, also kitchen and every other exterior wall has mould on Builders sent round and write a report of what work needs doing (basically they said the heating arrangement I.e. position of radiators is inadequate to heat the property and therefore we cannot heat the house adequately to help prevent the mould The landlord refused to do any work except one extractor fan. Now the contract states that under the landlord act he has to keep in repair the exterior etc etc, but also the Space heating? I gather this means adequate radiators? Does this mean he has breached his contract by refusing the prescribed and even tenancy agency approved works? How do I proceed with leaving my agreement if he has? I can't live here any more I work long hours and it affects my breathing Any help is greatly appreciated. Thanks PJ

Hi all! My letting agency refused on THREE occasions to answer me back when I enquired about the protection status of my bond. My old Landlord and I are currently battling in the courts for my last bond, and I would rather it not come down to that again! Now I'm thinking of writing a nicely worded email to the letting agency once more, only this time using a little LBA and telling them that they/the landlord is breaching the law. Now I know the landlord lives in Saudi Arabia, so I'm not sure if protecting the bond will be difficult or not... But hell it's the law isn't it! Anyway my main question was this; if they refuse AGAIN to answer my emails, how within my rights am I to withold the last months rent on the contract and just up and leave with that? I'm guessing not but I really don't fancy another court date Thanks guys!

I want to set up a Direct Debit Zero Block on my account which I heard about on this forum from a thread made in 2008. The staff on the phone don't know what one is and say that they cannot set it up for me. Can anyone help me with advice as to how I can stop direct debits being set up on my account.

Hi guys, just wondering; does the fact that the landlord never protected the bond in a TDS itself mean that I can claim back the deposit? Just wondering how best to present this as this is the main reason I'm taking him to court. The fact that he's asking for ludacrous damages is just his way of deflecting the fact that it WAS a bond and therefore SHOULD have been protected.Whats my position?

I did myself, and had to note on there things that hadn't been updated since the last tennants moved out such as vases no longer in the property and a washer dryer that was only a washing machine. Anyway... I have no photos of my own and like I said I don't have my original paperwork, if anything this whole thing has taught me to be more organised! Does the fact I had a throw over the sofa to protect it help my case at all? I mean I want the bond back as a result of non compliance primarily, the fact he's being unreasonable with his uses of my money is just evidence against him. Im in the process of filing for this online at the minute using MCOL, and I'm now wondering whether or not I should only claim for £475, as I am willing to pay the £75 for a sofa cleaning company to clean the sofa; as he said was ok originally. Sorry for the late reply busy Xmas schedule! Yea I have a tenancy agreement and a inventory. Now I feel I need to point out that my tenancy started in Sept. 2010. I have no tenancy agreement from then; lost in the move :/. However I have a copy of the tenancy agreement from April 2011, which to me is the more important tenancy agreement as it rendered the first one useless no? I also have his copy of the inventory like I said, he didn't collect it from me. I need to know from you lovely people if I can sue for my deposit returned due to non-compliance, and if I will be likely successful due to everything I posted in my original post. Thanks very much for taking the time to help! Going to issue the claim by the end of this week if you can all help me out! PJ
