  1. sorry we had a written tenancy starting on the 5th may 2010 and it was a 6months tenancy ( though at the end of the first 6 months the estate agents did not get in contact with us about it) we were paying £375 a month and i stayed at this amount through out the tenancy. and we, the tenants, handed our notice in on the 7th of march and we handed our keys back in and officailly moved out on the 5th of april. we paid rent for this last month as well. hope this helps thankyou
  2. hi, im a 22yr old student who just moving out of his first rented property. i handed my keys for the property in on the 5th of April and believed to have washed my hands of the property, but since then the estate agents have been in contact with me several times claiming there is excessive damage to the property nd that they require a substantial sum of money of both me and the other lad who live with me. ill admit the house wasn't in perfect condition when we moved out but neither me nor the lad who i was living with nor our friends and family who helped us move out believe it would cost £1500+ to repair the damage. i received a vague letter summing up the areas that need addressing; replacing all the carpets, repainting one room and another room below the dado rail, removing rubbish from the back yard, de-weeding the front yard and back yard and several issues with the kitchen (replace lino flooring being most prominent). But with regards to the kitchen, during the winter the pipes in the kitchen ceiling burst several times (leaving us without electricity and hot water for several days) and left excessive water damage to the whole kitchen and a large hole in the ceiling. they promised to come and fix the ceiling in the new year and when we moved out the kitchen was still a mess (mold was growing in the wood cupboards and walls). despite being without hot water and electricity for several days over winter we still paid our rent (was this wrong?). now moving out they want an their repairs paid for. they have already taken our deposit of £375 without our permission and the sum still is above £1000 they want us to pay. they told me personally that im being unreasonable for not agreeing to it s they are losing out on potential weeks rent and i am liable for that, and if i dont come up with a solution by the end of today they will get in contact with our guarantor and then he will be solely responsible to pay the whole amount and they will have no further dealing with myself or the lad i lived with. please can you provide any advice in my situation. thankyou
