  1. I have been in my current property for 2 years 7 months. The agency has always insisted I sign a new fixed term agreement at the end of the old one despite me stating that I do not want another fixed term agreement and would prefer to be on a 1 month notice period as I was unsure how much longer I was going to be there as my daughter was finishing at school. We gave the Tenant 2.5 month notice that we wished to move out (moving date to be 31st July). The agency spoke to the Landlord who agreed we could move out and the agency said there would be no problem re renting the property. They then decided that the property was going to be redecorated before being re-let as we asked for it not to be done when we moved in as long as there were no dilapidation charged when we move out. We asked the Agency if it would help if we moved out earlier and the said it would so we changed out move date to 23rd July so they can get the redecoration done by August 6th. The problem we have is that despite giving the Agency 2.5 month notice they have only advertised the property in the last week and are now saying we are liable for rent until a new tenant moves in. We have said we will not pay whilst the property is being decorated as it will be uninhabitable which the agency have agreed to and have told them that we do not feel that they have done enough to try to get a new tenant in (it could have been advertised for months now rather than a week). Do we have any coembeck on the agency for not advertising the property for rent until only a week ago. I am sure that if it was they would have a tenant waiting to move in (we have had 4 viewing already since it went on their website)? Had I known that agency was not advertising the property I would have done so myself. Finally can they keep my deposit until someone else moves in or must they return it to me when I vacate the property?
  2. I do have a Gardx warranty document but was never told I had to pay for this and never asked for it..... So reading other threads it looks like I should be able to claim at least some of these charges back - is there a guide anywhere as to how to go about this?
  3. I haven't actually seen the settlement letter as it was faxed direct to the dealer but they say it simply stated that the settlement figure was valid for 30 days.
  4. Didn't take PPI but was told I had to take GAP, they charged me £350 for this. My New car purchased through a dealer told me to just go online. GAP insurance this time..... £69. Just dug out all the paperwork and noticed that there is a £650 charge for mechanical breakdown which I don't remember asking for and £299 for "extras"???? Should have read it more throughly at the time but they rush you through all the paperwork so quickly I didn't......

I purchased a car some year ago and this was financed by welcome, I recently requested a settlement figure, they faxed this through and it was about £1243 and was valid for 30 days (until 19th April) I took this to where I was buying my new car and they took my old car in part ex for the new one and agreed to pay the settlement figure, I cancelled my DD and informed Welcome that the balance would be settled as part of the purchase of the new vehicle. So last week i drove away my new car and thought no more about it until today when Welcome phoned me and said that as I have not paid this months installment (due today) that I will now have a Late Payment put on my credit file. I spoke to the people I got the new car from and they have already sent the check but Welcome are still saying I should make my normal payment. I don't want a black mark on my credit file and thought that the fax Welcome sent and my acceptance of such meant that they were expecting settlement in full by the 19th April - no mention was made at anytime that I would have to make the normal monthly payment. Advice would be greatly appreciated.
