  1. I have recently moved out of a property which was shared with a resident landlord. I am aware this gives less protection than an AST nor is the landlord required to put deposit money in the TDS. The landlord is making a deduction which I dispute. I have asked for invoices and receipts to replace the appliance which the landlord claims was 'damaged'. The landlord does not seem to think she has to provide either an invoice or a receipt. I have told her she is obliged to but exactly under what law is she obliged to? I need to be able to quote either statute or case law to press the issue. She is witholding the entire deposit but it is my understanding that she is only entitled to withold the amount in dispute, not the entire deposit. Is this correct and if so, again what statute/case law does this come under. V grateful for any help! Tip: never rent from resident landlord - you have almost no protection. Thanks!
