  1. Hi guys, Just thought i'd update you with my situation. Two of my properties have been empty for over 6 months, as Templeton LPA's are incappable of re-letting them and been more them happy to see my arrears increase so they can tell MEX the best scenario would be to dispose of them. GUESS WHAT, it took me less then 72 hours to re-let, with rental income surplus of mortgage payments. The down side was that the property was trashed, otherwise the new tenants were willing to move in on the spot. I have spent the whole weekend cleaning the place and fixing water leaks and subsequent damage. No doubt the tenants will find a few more problems. I can guarentee that IMPOTENT Templeton LPA's will want to cease controll of the rent and scare the tenant off asap. I have spent my money fixing the mess they created. Does anyone know if i can charge Templetons for the damages and the consequent work that needed to be done? And is there any way i can set up a standing order between the tenant and MEX without alarming the tenant? As always all comments and advice are much appreciated.
  2. Hi guys, thanks for your continueous advice and support... Yes, Templetons were formally called Stephenson Alexander (which was on their letterheads). I only discovered this when i called them. David Burgess' mobile number might be really handly. Is there a template for SARs? If so, could someone please guide me on where to look. Many Thanks.   3. hi chillinlong... i introduced a very good local letting agent to the LPAs, who used them to let the property.. however their asset managers have since removed the tenants because they wish to sell the property... hi meerkat one and mungos mum, i have not SAR'd yet, hopefully that the next move i make.... the properties are in a letable state, but ideally i want to offload a couple of them by selling them, which MEx are not allowing me to do.... i only received a copy of the authority letter MEx gave to LPA to take chagre and thats it... its strange but the LPA receivers changed their name soon after being appointed... not sure if that means anything... i've been trying to get hold of them recently but to no avail... MEx know this but insist i should keep trying.... thanx again for your help guys...
  4. thanks for you support and advice MM x, JonCris and MeerKat One. sorry if i missed anyone out. yes, the receivers were appointed between Sept - Dec 2008. Whats worse is the LPA's (based in Cardiff) then appointed local 'asset managers' (manchester and London). sometimes the asset managers appoint local letting agents. all these entities are charging when they bother to let out the properties. all my properties were let when the LPA's took charge, all the tenants left within 3 months since. its been over a year, and some are still unlet. in the last few months, i tried to sell two of the properties, as i had a buyer who was willing to pay the full redemption of the mortgage including their unfair charges. GUESS WHAT, they've actioned an all monies charge on my entire portfolio, even the ones not with LPA's. I have to give the full proceeds of the sale, BUT they cannot provide individual redemtions statement for me to redeeem. everytime i request one, they give me a all monies charge statement. MEx are being unco-operative even when im trying to serve their interest by paying the debt, they would much rather have their LPA's market the property (as its not income producing bcuz they cannot/will not find tenants) and sell it below the mortgage outstanding and come after me for the shortfall. This practice/behaviour from MEx goes beyond bullying and descrimination to idiotocracy (not sure if thats a word) and maybe even criminal. There does not seem to be any hope. I have tried to find solicitors who would look into my case but none of them seem to have the balls to take any legal action. I am at cross roads and i do not know how or what to do. Can anyone help? Your comment will me most appreciated.
  5. I'm in the same boat as many of you. ME appointed Templetons LPA who are totally and utterly incompetant. BTW, apparently you have to pay £10 for a Subject access request per account, rather than your entire portfolio. Is this charge neccessary?
