I didn't managed to take any good pics of outside as it was too dark, but I will try during the day on Friday. Thanks!!

  3. Hi all, I am Kate and I am new to this forum but am in desparate needs of advice. We moved into a 'Managed by Letting Agency' Property in Dec 2008 and signed a 2 year contract. After 3-4 months we started noticing damp growing on the corners of the walls in our bedroom and in the bathroom. We immediately brought this to the attention of the Letting Agency and LL in writing. It was a strongly worded letter, but in no way rude. All we got back from the LL was a letter saying that (in his words) "it is not his responsibility" and that "it is because we didn't have the heating on and the windows open all day" and suggested we buy a de-humidifier. Now to me this is absolutely absurd. We do ventilate the property, we have the windows open after bathroom use and every few days in the bedroom. We also have the heating on all day (6am - 10pm set at 12 degrees) and bumped up to 18 degrees for an hour of an evening. I completely disagree with having the heating on and the windows open for prolonged periods of time. We do not have the money to be spending on heating that is literally going straight out the window. We work all day so are unable to have the windows completely open, but do keep them on the 2nd lock (double glazing) so there is a little air coming through. After we had this knockback from our LL I happened to notice that the guttering was broken/blocked in the location where the worst of the damp was in the bedroom. I reported this to the LA & LL and was told someone would come round to fix it. No-one has. So, we cleaned it up and the weather got warmer so it went away. We thought hopefully for good, but no. It has returned. And its worse. I am asthmatic and its making my chest worse. We keep a lot of animals (reptiles - which all have individual heating sources!) in the bedroom which can't be moved and i'm worried it is making them ill. It looks awful. I don't know what to do!! I was really after some advice from professionals on how to proceed. I hope to hear from you soon!
