  1. I also heard that Fridays would match any conveyancing quote made by Wolstenholmes Solicitors and help them reclaim any lost money through the SRA.
  2. I take your point but as a buyer I would prefer to know what is going on rather than rely on insurance. Have you or anyone else tried to make a claim on one of these insurance policies ? Seems like a short cut to me.
  3. The article states : If a full search is carried out and does reveal a liability then insurance may or may not be available. In the event that indemnity insurance is not available the conveyancing lawyer should enquire of the relevant church as to the likelihood of a claim being made in the foreseeable future and also whether the church has any records of how many other properties will share the liability. The full situation should then be reported by the conveyancing lawyer to the purchaser and lender ( and if necessary their conveyancing solicitor ) .
  4. The terms and conditions from my conveyancing solicitor states “We may decide to stop acting for you where we have reasonable grounds to do so. In this event an explanation of the reasons will be provided. A particular example might apply when a client is buying property with a mortgage. Lenders will usually ask us to act on their behalf. If so, we will have to pass them information provided by the client that might be relevant to the lender's decision about finalising purchase. If you have given us information that you do not want the lenders to know, we may have to stop acting for one and possibly both of the parties “ It appears from this that you should have asked your permission before they contacted the lender. If you had refused them to make the disclosure to the Lender then they would have been able to dissinstruct themselves or you could have allowed them to make the disclosre. I think the decision should have rested with you.

  6. You may have little chance of a claim against the seller unless you can prove that the seller gave a false statement. It is unlikely that you have all the relevant paperwork to determine if you have a case against your conveyancing solicitor. It may be that your lawyer raised questions that you have not seen. I suggest you obtain a full copy of your file and then review the situation. It may be that your surveyor sent a copy of their report to your conveyancer which suggested that further investigations by made by your solicitor as to compliance with building regulations for the boiler.
