yes it was before 2007 and photos and checkin were done when they moved in will i be able to claim on my landlord insurance for the damages -

we hold the deposit but it dosnt cover anywhere near the damage -
i have two tenants who have been living in my property. they have paid there rent on time for the last four years, on recent visit to the house there was damage to the kitchen ( ie cuboard doors, draws etc) The bathroom (broken bath panel,crack in toilet cistern, hose pipe connected to the tap where they had broken the pipe connection). The fitted wardrobes had been broken, gardens were overgrown with weeds, dog has urinated on the carpet and radiator which is rusted, and rubish everywhere . I have served them a section 21 noticed and a letter comfirming this and that the property is to be left as found. My question is 1/ can i claim on my landlords insurance for the damage( fixtures and fittings cover) 2/ can i take cival proceedings if they dont put the faults right
