  2. Unless you can afford the mortgage on your own salary............... Then have you got some kind of letter from anyone official (criminal report?) that you could provide as evidence that the second default is not your fault? Or if vodafone could provide something that could help. I imagine RBS would consider giving you the mortgage if this is the case, providing that this is the only recent negative on your creidt report. NC
  3. I would state that NO you have had nothing against you, because if it has been removed then you haven't. RBS normally don't worry about minor blips on credit reports, so I would take Blossomandebony's advice and review your credit report in case there is something you are unaware of. Other things that may affect being accepted are: Do you earn enough? Do you have other debts (which will reduce how much you can borrow)? Have you provided the correct address details for both applicants for last 3 years? Are you both on the voters roll for all addresses given?
  4. You will need sufficient income to be able to service both mortgages basically. The new mortgage company will work out how much you and your girlfriend can borrow together, based on your joint income. From this total amount they will probably deduct half of your current mortgage amount. So if you and your girlfriend own 25K + 25K and the mortgage company allow 4 times income as a max loan, then they will lend up to 200K (many assumptions here, just in theory). If your current mortgage is 100K then your half is 50K which they would deduct from this 200K. So you and your girlfrient could borrow 150K. So yes you can have 2 mortgages but the amount you can borrow may be reduced. Make sense? Alternatively, if you rent out your current house then the new mortgage company may ignore your liability on that loan and lend you the whole 200K. Still make sense? NC
  5. Not dealt with them recently but I hear they are quite slow at getting offers out lately. Beacon are probably the most busy sub-prime lender in the marketplace currently since many other companys of that type have stepped away from lending with the economy as it is, so they have more customers all of a sudden. Are you dealing though an adviser? And out of interest, why remortgage with Beacon? Aren't there better rates out there with other lenders? NC
  6. Hi There Just to clarify, did the adviser charge you £1900 for their advice, or was it an arrangement fee that the bank charged? If the adviser charged you for advice, then to be honest I doubt very much that the money you paid to this adviser was in return for a long term contract, it doesn't work like that. They simply charged you a fee to arrange that particular mortgage and in order to make it sound like it was good value they said they would 'look after you' for 20 years. There are good advisers out there that don't charge fees at all, so the good news is that you should be able to get a much better service for free from someone else. I hate to say this but I feel you have been taken advantage of by being charged £1900 for arranging a mortgage, assuming the adviser charged this for advice. Unfortunately the company were probably acting within the law, providing they followed the correct procedures, i.e. they provided in writing their fee structure from the very beginning, and they provided a letter detailing all aspects of your mortgage including any fees which they were charging you. If they cannot prove that they followed the correct procedures then you have a strong case to make a complaint and seek compensation. Whenever you use a mortgage adviser always ask: Do you charge a fee? Best answer is NO, and Are you Whole of Market? Best answer is YES since they compare many mortgages for the better deals.
