  1. thankfully the deposit was taken in Feb 2007, however i will read the new rules regarding the deposit structure for my tenants. i usually try and treat my tenants well, knowing that they will treat my property well, as i said previously the house is not usually wanted buy some people - so i usually get good tenants. thanks btw
  2. the tenant's deposit has not followed any protection, however it will be repaid after the tenant has completed their contract. i have not put the money in a special bank account or anything
  3. the mortgage company know that i have rented out the property, however not sure how sympathetic they will be. my credit score is ok, no bad rent, payments or anything...so dont want to destroy this. so from the looks like it - i need to do some research into section 8 ground 8 notice. thanks for all your help
  4. would you know what form or anything it is that i need to complete? I don't mind going to court, the house does belong to me and the mortgage company - however the sooner the better i suppose - not sure how many mortgage payments without the rental income from it. Thanks
  5. Hi everyone, this my first post - but really do need some help. I have a property which has been rented out to a tenant for over the last year. The property is a a large semi detached house in the middle of suburbia which is on a decent road and a decent area (tree lined, good schools) Lately she has been giving me some grief, her rent has always been on time however last month she missed a payment and constantly annoying me. So I served notice - giving her one month notice to leave. (more time if she needs it) The tenancy agreement was renewed last year - however at the moment it has expired. The problem is - that she does not want to leave, telling me she has rights to stay in the property until which time she wants to leave. I find this a little strange - i understand that she will have rights - i acknowledge those and am willing to work with these rights. But i would like her to leave. How can i remove her - staying within the legal framework. PLEASE PLEASE HELP! The women driving me a' crazy!
