Help please! Advice needed

ok i sent a letter before action. He has now sent me 450 pounds. However the deposit was £600. He is stating that the house was dirty when i left (it wasnt but i never took any photos as i should have done) therefore he says he wont give me the £150. If i took him to court will i definatley get my £150 even if he claims the house was dirty. Im assuming that i am taking him to court because he didnt protect my deposit in the first place so i should be covered? Any advice appreciated as always -

ok ive now moved out. Just talked to landlord and he is saying that he cant give full deposit back due to cleaning needing doing etc. Just typical rubbish from dodgy landlords basically. So i guess i start proceedings? From what i gather (im new to all this area as you may have guessed!) i can just use mcol?? to start claim? Any idea how long it will take to sort out using this method? Any help/advice always appreciated! Thanks Hootube -

Thanks for that. Im only concerned about getting back my full deposit when i leave. No desire to take 3x amount from him. I guess i should be fine then. -

Thanks for response. Looking at a below thread it doesnt seem it is always a guranteed victory? By the time it got to court i would have moved out of the property. Does this make a huge difference? -
I moved into my current property in June 07 paying a £600 deposit. I am moving out at end of this month. Ive just recently realised that the landlord has never placed my deposit in a scheme. What should i do? I cant afford to potentially not get my deposit back.(the flat is in good state still..no damage other than perhaps normal wear and tear) Thanks

Thanks everyone for responses. Its always a great help to use this site and recieve unbiased views rather than having a company try to insist their products are the best. Out of interest would anyone know what sort of interest rate is normally offered on a poor credit mortgage? or what sort of increase it is compared to prime mortgages? Thanks Hootcube

I bought computer of them couple of year ago and they didnt seem to mind that i had a poor credit rating at the time. I think (going of memory) that i had to pay a small deposit upfront at the time but on the whole was a simple process. Slight warning is that they used HFC as the finance company who i personally wouldnt promote to anyone. Hope that helps!

Hello Firstly apologies if there is a different area i should be posting this (i've had a look but can't find anywhere obvious). Im currently needing to buy a property but dont know if this will be possible. To keep it short i have 2 defaults against my credit account (though one may be taken off if bank charges case goes well!) I have since settled both accounts(approx 2 years ago) and dont currently have a penny of debt to my name. Will this poor history stop me getting a mortgage? I suspect i will be able to get a specialist poor credit mortgage but are these worth the effort and money? Any advice very much appreciated as im getting pretty stressed with it all now! For info i would be able to offer at least 5% (probably 10%) deposit which im hoping may help my chances? Regards Hootcube

Help needed.apologies for asking so much but im bit lost/confused and not sure what to do next! I sent LBA and now the 14 days are up. Im guessing i start the court proceedings now? If so is there a link anyone can provide explaining how to go about this as ive been looking through and have read a few different things really. Thanks in advance Hootcube

Ok just going to send the LBA tomorrow. Does anyone know...do i just send the normal one (i believe theres a template on here somewhere?) or is there an updated version since the whole Test case scenario started? Thanks Hootcube

To what stage should we continue upto? The LBA still to be sent in or just the first letter? Also how long do we think until this case goes to court? (i appreciate this may be guess work at moment but hopefully somebody with more experience than myself will be able to make an educated estimate) -
Ok...latest update is that I sent off initial letter asking for charges to be paid back. They only recieved this yesterday but surprisingly responded immediately and this morning I have letter saying "sorry you felt need to complain, we will look into this and get back to you within 4 weeks to let you know how its going". So im guessing from reading other posts i just ignore this and in 14 days send the LBA? Hootcube
