  4. Thanks Joa for the link, been wanting to do this for a while but only know has the oppourtunity arisen and looks like we are ready to move out and let this property.
  5. Hi, I am looking to let the property we are in out for the first time and could do with some help. The property is in very good condition and should achieve a let of £750 pm I have had smoke alarms fitted and a C02 detector, the boiler has a landlords gas safety cert. I was looking to let it through an estate agent who would charge 3 weeks rent as his fee, however I have been approached by my sisters freind who has split with her husband and is looking to let somewhere, however it will be paid for by the LA. She has viewed and is interested and has dropped round a pre tenanacy determination for me to sign, so its getting pretty serious now. Some questions Will a standard AST be fine with a LA tenant? Where can I get an AST is there a pack with guarantors etc? Where do I stand with evicting if need be is it the same with private tenants. I know its many questions but a point in the right directions will do Thanks
  6. Ah thanks, I didn't want to let it without but I'm not sure they have any of the fire tags they need, seems only furniture applies The Regulations do not apply to: • sleeping bags • bed-clothes (including duvets) • loose covers for mattresses • pillowcases • curtains • carpets
  7. Would it be resonable just to leave poles and rails then, I was told the would expect curtains etc
  8. Hi, If I let my house out unfurnished but leave curtains and blinds do I have to make sure they are fire proof as I would if I were letting on a furnished basis? Thanks
  9. After basically being a bit lazy and letting the time elapse after my LBA (about a month) I get a letter today from Natwest asking for settlement on the FULL amount Settled £1,110 back Thanks for your help!!!!!

  13. OK looks like court then !! At least Lloyds TSB had the courtosey to reply with holding letters acknowleding receipt. Thanks
  14. Hi, Just a quickie, I am going through the process with Lloyds TSB who are being pretty difficult, the main question I have is that I have two current accounts and one credit card account all three I want to claim back charges, so do I claim them all back under one heading or the two current accounts and the credit card independantly Thanks

  16. I have just called the national number on their w/site, (use the abroad number its cheaper 0207 ) and ordered them by phone, note down when and who you are talking too as well, should be 40 days. The lines are open 24hrs and they seemed quite helpful

  18. Hi, Lloyds TSB haven't responded to my SAR so I gave them a call and the main bank said yep not a problem £10 please, which I paid them and the statements should be here in 40 days. But my Lloyds TSB Credit Card want £6 per statement??? Is this correct I assume not, sods Cheers

  20. Something funny here, just tried to see if I had anymore charges since the LBA none, thank god but when I search back through Lloyds online banking all the charges on my statements have dissapeared Got all my paper statements still so will double check but the speadsheet I made with dates of charges doesn't match according to the online stuff, no charge on any account since 2002, now I'm sure i'm claiming £1300 worth Help:o
  21. Been a long time since I visited this site, had a lot to do lately and sort of forgot / put off about my claim against Lloyds TSB. The basics, I got up too and sent the LBA letter and got a response saying thank you blah blah blah and we can't do a thing. However the letter stated that if nothing else was received within 6 months Lloyds would consider the matter closed. It has been over 6 months now, is this statement by Lloyds valid ??????? Can I go straight to court application or do I need to do everything again??? Thanks in advance
  22. Hello All Been down the road with Lloyds TSB regarding my charges, have now reached a point where I have sent LBA and had a sod off we are right response and if you don't like it nah nah nah nah. I am trying to fill in the HMCS money claim online and have hit a problem the particulars of claim, do I repeat all I have sent or breifly refer to letters I have sent and received from LTSB I have saved for the moment online but would liek a hard hitting 'Particulars of claim' to include, I have searched and read FAQ unless I'm being thick. Any suggestions would be gratefully plagurised Thanks
  23. The best thing I ever done was stop all direct debit payments from my main account and set them up in a account I call 'bills' Work out what you have going out and set up a standing order to that account, made my life so much easier and stopped me getting charges all the time. Also put just a little bit more than the total and you will get a nice supprise now and again about how much you have saved up over a quarter or pay for big one offs like car tax etc.
  24. If I write to the OFT regarding the banks threat to close my account, should I copy the bank in on the letter, may it help my claim or shall I just leave it to OFT to get on with it?
  25. Nope they specifically refused to repay any charges, so I will send the LBA
