  4. Thanks Joa for the link, been wanting to do this for a while but only know has the oppourtunity arisen and looks like we are ready to move out and let this property.
  5. Hi, I am looking to let the property we are in out for the first time and could do with some help. The property is in very good condition and should achieve a let of £750 pm I have had smoke alarms fitted and a C02 detector, the boiler has a landlords gas safety cert. I was looking to let it through an estate agent who would charge 3 weeks rent as his fee, however I have been approached by my sisters freind who has split with her husband and is looking to let somewhere, however it will be paid for by the LA. She has viewed and is interested and has dropped round a pre tenanacy determination for me to sign, so its getting pretty serious now. Some questions Will a standard AST be fine with a LA tenant? Where can I get an AST is there a pack with guarantors etc? Where do I stand with evicting if need be is it the same with private tenants. I know its many questions but a point in the right directions will do Thanks
  6. Ah thanks, I didn't want to let it without but I'm not sure they have any of the fire tags they need, seems only furniture applies The Regulations do not apply to: • sleeping bags • bed-clothes (including duvets) • loose covers for mattresses • pillowcases • curtains • carpets
  7. Would it be resonable just to leave poles and rails then, I was told the would expect curtains etc
  8. Hi, If I let my house out unfurnished but leave curtains and blinds do I have to make sure they are fire proof as I would if I were letting on a furnished basis? Thanks
  9. After basically being a bit lazy and letting the time elapse after my LBA (about a month) I get a letter today from Natwest asking for settlement on the FULL amount Settled £1,110 back Thanks for your help!!!!!
  10. Yeah I'm chasing it up as we speak, phoned them last week and got a very rude lady asking why i want the statements what for and do you know it'll cost you a fortune on another point the lloyds tsb current accounts sent the copy statements one by one poor posty
  11. All under £5k so will bundle them together, the SAR request is getting difficult as the main bank won't give me the CC details and the CC want £7 a statement

Hi, Just a quickie, I am going through the process with Lloyds TSB who are being pretty difficult, the main question I have is that I have two current accounts and one credit card account all three I want to claim back charges, so do I claim them all back under one heading or the two current accounts and the credit card independantly Thanks

Hi, I've had no response whatsoever from Natwest apart from the delivery of all my statement, is this normal do I carry on regardless or try to confirm they got the letters, I did send them all recorded delivery and RM tracker service says they have all beeen delivered. Thanks edit, I am up to and sent LBA letter on the 22nd February
