My friend wants to sell her house fast and has looked at companies on the net that buy your house and complete the sale in 7 days or so.

 

Can you recommend any good companies that will pay a realistic price?

The best offer she'd get from those companies is 75/80% of the property value :(. Has she thought about advertising it in the paper privately at a realistic price?

 

Be very wary of anyone sending you a private message about this! Not everyone who visits CAG is looking for advice!

I would be careful of using these companies as most if not all are not regulated.

 

I have had first hand experience of using such a company and nearly got ripped off big time luckily it was at the beginning of the recession and the companies bank stopped lending to them so it fell though.

 

The days of a quick legal sale are long gone with the introduction of HIPS.

she never thought about putting it in the paper, I told her to use sarah beenys web site, as its free to sell, don't know how long it will take to sell there though, she wants a quick fast sale

Nothing happened im still the owner and very glad I am because as i said the company that wanted to buy pulled out at the last moment because they could not get the finance there bank stopped lending to them.

 

They where going to pay 60% upfront and defer 40% for 5 yrs and as house prices where in decline they would have lost out.

 

They also sent out gas and electrical engineers to safety checks which I though they would pay for but I got the bills of £395 and £698 but as they pulled out i did not have to pay in the end.

 

All im saying is make sure they are regulated.

Which company is best to sell to that will give me a good price close to 100% of market value?

Sorry, tal, CAG cannot suggest or endorse any particular commercial company.

 

I would suggest that you ask round your neighbours and friends.

They may be able to suggest a company.

You will also find that the price paid is very very low compared to what you can get on the open market - a ripoff in other words.

 

 

The quote can be up to 30/40% + short of actual value also some ask you to up front the cost of valuation, think hard before loosing so much monies.

so your saying that its not worth it

You have to make your own mind up, these people will make a 30/40% or near profit, can you afford to loose that much, or circumstances may mean you have no choice, to be honest these people are speculators at the end of the day. at times they can be useful in certain circumstances.

Example.....

 

If your house has a market value of £100,000, from these dealers you will get back less than £60 to 70,000.

 

Sell it through the usual channels and you'll get back almost the full £100,000 (after any incidental expenses).

so better to use an estate agent, dont want to loose so much.

 

i need to sell the house asap within 3 mnth, who is better for this whitegates or halifax?

It can be down to luck. If you put the house with agent X someone for whom it is just right may go into agent Y and find what he wants there. Agents want to earn commission and all will be keen to sell your house as soon as possible. Of course some are better at it than others. The thing you need to bear in mind though is that agents with a reputation for selling property quickly usually sell them more cheaply than a more steady agent.

Hello tal!

 

eBay may be one option.

 

It's a big market place, and you might be lucky and find someone in your area who likes the look of it.

 

At least you can draft the Sale and see what their fees are like, then go ahead once you know, or not, and pay nothing if it looks too costly before you submit the Sale.

 

I suspect most other Sites will charge more or, if they are free or very low cost, that might then suggest they won't have the number of visitors to give you any chance of selling fast.

 

Bottom line is to either go for somewhere low cost where there are plenty of people looking generally...or pay extra to list where there might be a smaller but more focussed body of people who are actually looking to buy Property as opposed to millions of people casually looking for Socks, Underpants or Car Parts on, say, eBay (who might happen to also want a home too).

 

The best place to start is to get out to see what else is selling in your area, visit a few Estate Agents and peer in their Windows, then go on-line to see what is also being offered via the Web, i.e. from any Estate Agents who have Web Sites. Do also check out the bigger Property Web Sites that present many Estate Agents, and then sit back and see where your place slots in.

 

Some Web Sites also publish known Sale Prices based on Land Registry Data, so that you can see what things actually sold for, rather than what Estate Agents are or were asking.

 

The Market is all over the place at the moment, on the one hand Prices are supposed to be going down, but on the other, there has been so much number-money pumped into the banks that when that starts spewing out into the wider economy, the likely effect is probably going to be inflationary.

 

Even with an Economy heading down the Toilet, Property Prices could still rise due to the number-Money Supply being pumped up to protect the banks. But never forget what that really means. For example, if you sold your home Today, you could buy a small bag of Gold. In 2 years time, that same bag of Gold could probably buy back your home, even if it had doubled in Price because of inflation.

 

But sell your home now and fill a bag with money, then in 2 years time, that bag of money may only buy 1/2 of your home. Thus, things like Property and Gold will go up with Inflation, money will go down.

 

Now is not the best time to hoard Cash...because it will just lose value.

 

Perhaps the best way of looking at this is to decide what you need if the Sale is being made to avoid other problems, and go for that amount if your research suggests that amount is attainable. Wait too long, and ask too much, and you may blow the last chance to salvage a situation you are currently hoping to avoid.

 

Sadly, it's a matter of time. If you had more time, then sit back and get the best price you can. If you have no time, then it's going to be a very difficult task to get what you want in the time left available to get it.

Theres always someone looking to buy something and will pay what they need to get it.

There are also buyers who can identify desperation and will jump very quickly to sort you out.

3 months is plenty of time to look at things and make the right decision and choices.

There are NO such companies irrespective of what anyone says.

There are companies that do this but not for your benefit and those that say there are, are spammers and get their posts deleted.
