  1. Just bumping this up, any advice appreciated. Thanks.
  2. Hi Not sure if this is the right thread for this, but I found out yesterday that my car leasing firm has gone bust when someone called me. They have asked me to return the car in 30 days and said i should have had a letter to inform me 2 months ago, which i have not. I had a payment holiday last year because of Covid which was all agreed and i was told it would not negatively impact on my credit file, which it hasn't so far. I was due to swap the car in January 2022 as per my lease agreement so i am now left with no car and i will have to continue to make the payments from the payment holiday last year. I received a letter this morning saying my account had defaulted, which it hasn't, i have paid on time every month throughout 2021 after the agreed payment holiday ended. Any advice welcome! Thanks
  3. Hi Thanks for this, but the 2020 GSC was never given to me, so when the Section 21 was served I didn't have it and i havent had this years either. Thanks
  4. Hi I feel like every time I come here it's about landlord issues. My landlord has sold the house and I was notified of this intention last October. I was served a Section 21 notice on 2nd October which ran out on 3rd April, but the house was only sold around 2 months ago so I agreed with the lettings agency to stay in the property until the buyers wanted to move in. I have had ongoing amicable discussions about what date they'd like me to leave and have asked 3 times in the last 4 weeks for a date but haven't heard anything back, just a 'i'll let you know' So you can imagine my surprise when i was served with an accelerated possession notice today. I'm actually upset after I have been more than accommodating in allowing numerous full afternoons of viewings, when I had to leave my home, surveys and inspections. I don't want to be difficult at all, I never have been, but i dont have anywhere to go yet as it's been very hard finding somewhere with a lack of properties due to Covid. I also feel it's very unfair that I'd be liable for the landlords costs in applying for this order when I was given no notice of this intention! Having checked my rights though, it seems as though the gas safety certificates could invalidate the section 21 anyway. I was given one when i moved in, but haven't been given one for 2020, or for the most recent 2021 one which was actually done 5 months late! Also the section 21 notice says it is valid for 10 months from 2nd October so does that mean it ran out on 2nd August? Any advice appreciated. Thanks
  5. yes I moved out in 2014. This is the first I've heard of any outstanding bill! The letter is a 'Payment due' letter, not an official court or claim form at this stage. I have actually had another old energy bill from Lowell (this is what happens when you move house a lot) which came from their solicitors devision with an official country court claim. That bill was from 2014/15. Theres no way of me checking what payments were made or if the amounts are even correct.
  6. Hi I've received an old gas and electric bill suddenly, from the year 2013/2014. The bill covers the period October 2013 - August 2014. So would it be classed as 6 years or not? As it goes into 2014? Thanks in advance
  7. Hi We actually had loads of things wrong when we moved in that they never fixed, damp, dodgy door handles, broken locks etc. It was also filthy and we had to get a professional cleaner to sort it as the landlord wouldn't. We have all this on email so proof of what we've reported etc.
  8. Hi I am about to move out of a property, and we have had ongoing disputes with the letting agent and landlord. Both have told lies about us, so as you can imagine we want to see a copy of the inspection report to make sure it's accurate before we leave to ensure that that there are no further lies! When the inspector came to the house, he found no issues and said as much. I'll give you two examples of the issues, we've had 2 break-ins whilst living here (it's rife in the area) and both times reported to the police and the letting agent who came to take photos of the damage. The agency have now said there was no record of this or any damage found. (weird!) We also have a dog, which we were allowed to have and declared at the beginning the tenancy and they're now saying she is unauthorised. This is because we've had an ongoing dispute with the landlord about noise disruption and compensation, which he agreed to pay, then revoked, so the agency are clearly now trying to create some kind of case against us. They are now refusing to show us the report, which suggests that next there'll be a lie about damage at the property. I have requested the report 4 times in writing and they have ignored us. Are they legally obliged to show us? Thanks in advance
  9. No I don't think it's anything official at all to be honest. Literally just a letter saying very urgent, no official form number or anytjing like that, just demanding immediate payment
  10. It has the landlord and I's names, the claim number and that it is a NOE. They threaten to take goods with or without my presence and apply for a tribunals and enforcement act to enter my premises. Then it says, I must pay in full immediately to avoid the action. I'm fully aware I don't have to open the door though.
  11. Ha good point. It was defintely Manchester Court. So if they send it to me, where do I go from there? OK thanks. If it is valid then what are my options? I have solid proof I do not owe the money, so it's just insane I can't do anything about it.
  12. Thanks, but it's still not on the register? I know what the details are I just want to know if it can be enforced if it isn't on the register? Also don't want to tell them it's not so they put it on then it affects my credit!
