Does anyone know of where I can find examples of what actually do constitute fair wear and tear on a rented property, and what don't. I wonderd if there were any legal documents I could refer to. I'm preparing a case for the small claims court, and I'd love to be able to categorically state that the flat I left was not beyond fair wear and tear.
Thanks for the reply. I have heard that this is the case, but do you know if it is written in a legal document anywhere that I can refer to? I want to idealy say in my cover letter simething like "according to the .[something].. Act (1965) 'the landlord is required to prove that the residence was left in a state beyond fair wear and tear'". It's not vital. but it would be nice to have.
