Hello,

 

Within the next 2-6 months I am hoping sell our house and move to a larger property .

House value circa £260K

Outstanding Mortgage £58K

 

Price range of new house £290K - £310K

 

combined income £51K

 

combined debt £10K

 

I have a settled Default for £402 dated 1/12/2012

 

I had some financial difficulties 2 years ago but everything is now back on track and have been for a while. However, have missed mortgage payments from 13-24 months as shown below.

All other credit commitments up to date

 

In the broadest terms does it likely that we will be able to obtain a mortgage?

 

Any advice particularly from a broker would be greatly appreciated.

Default won't be an issue

 

Missed mortgage payments may well be

 

Maximum generally allowed 3 in last 36 months

 

Low LTV may help, although interest rate will be high

 

Level of unsecured debt will need lowering
