    Default York Letting Agency Refusing to Pay Full Tenancy Deposit

    Letting Agent based in York is claiming GBP75.00 for cleaning based on photos they took upon inspection of flat when i moved out. they have no photos to refer to for when i moved in though, and they did not give me an opportunity to resolve the situation myself and have instead returned my deposit minus the disputed amount. I spent the previous day cleaning and left the property in the same state it was recieved.

    What makes me doubley annoyed is that for the duration of the tenancy (21 months) they have been very unhelpful in sorting out necessary repairs. (1) window in master bathroom was coming away from the wall and left the bathroom freezing cold - this was obviously affecting my heating bills. (2) the drains smelt appalling and i was forced to purchase specialist cleaning products to counteract this. (3) the skylight in the master bedroom leaked on and off for a duration of 6 months before i finally decided to move out.

    I was happy to receive the full deposit back and take no further action, however know they are refusing to do this i want to assess the options available to me to (a) dispute the GBP75.00 and (b) raise a counter claim against provision of a substandard property for points 1/2/3 above.

    Can anyone recommend a course of action?
