Sorry not sure where to post this,

 

will start here and maybe someone will put it in the proper place.

 

When you receive your title deeds

can you make a digital copy of them

and would it still be a legal document,

also can you give advice as to where the safest place to store the original deeds would be

ie, solicitor or bank/ other? and what it would cost. Thanks

I presume if you made a copy of your deeds then the copy would not be able to be used as a legal document as such, with regard to the safest place for keeping, my relation recenlty paid there mortgage off, left a penny outstanding and the lender looked after the deeds, until needed or if an advance loan is required in the future.

The retailers worst nightmare !

Look at it another way, why would you ever need your title deeds (assuming you property has been sold/purchased in the last twenty years or otherwise registered)?

Because the Land Registry only extract from the original deeds that information they want. There can be lots of information on the original deeds/conveyances that can explain the history of the parcel of land, who has rights over the maintainance of the boundary features (T), etc. We have only just found the original set of deeds via several mortgage companies and solicitors, and these go back to 1900! What if one of these solicitors decided not to look after their records or gone bust - all these records would have been destroyed.

 

Do copy them and look after them - it is your land, no one else will look after them.

Thanks for the comments folks, we did consider leaving £1 owing on the mortgage but the rules changed 2 years ago (according to our lender) and the minimum is now £500 plus interest etc. Just a bit unsure where to keep them safe,was thinking of safe deposit box, but need to find out how much they cost, but thanks for replying :)

Another thing our lender pointed out was the fact that we now have to contact a solicitor to discharge the mortgage, as the law in Scotland is not the same as in England, and they can not do it even though we paid them £195 for admin costs, so it looks like it will cost about the same again to have this done through a solicitor? seems like a lot of money for admin costs.
