    You have posted;

    "The Act requires the landlord to give the tenant a prescribed form of notice within 14 days from the beginning of the tenancy, containing the details of the particular tenancy deposit scheme by which the deposit is protected."

    If you look at the act it actually says;

    "Where a landlord receives a tenancy deposit in connection with a shorthold tenancy, the initial requirements of an authorised scheme must be complied with by the landlord in relation to the deposit within the period of 14 days beginning with the date on which it is received"

    I hadnt noticed before but in light of the Please Help post by privatetenant today, it is particularlly relevant that its factual as under that scenario by taking the depsoit after the ast has began, the LL would be in breach according to what you have posted.

    I am confused. (often) Ed ... do you actually read posts before replying? I'm presuming the above posters didn't want to start an argument on the sticky but thought this would be a more appropriate place to have the debate

    In fact quite often people will say they've read stickies etc and you will immediately put the link to your sticky in?

    Bearing in mind your advice seems to go against what many of the other knowledgeable posters give - along with that backed up on landlordzone.co.uk please could you advise what your credentials for the info you give is? Something like in MrShed's signatureicon would allow people to make a decision on whose (often very conflicting) advice to put more weight into

    Please don't take this the wrong way - I'd just be interested to know if you've got the experience to back up the advice (and yes I am aware that we shouldn't take the advice willy-nilly but your conviction and the style you post in seems to reflect that you are a bit of an expert in this field)

    Ed.... Whats the point in posting in the main forum if you dont want to discuss it in the main forum? I actually dont have any view on Private Tennants Please Help post (and if I did I would have posted in there like you suggest).

    I have replied on the sticky as well although I understood this was frowned upon (and rightly so).

    Your attitude to suggestions doesnt really foster healthy debate. I note you have edited the sticky accordingly though.
