Default Landlords Builders damage my property

Hello

During the summer of 2006 the landlord was going to be decorating the house while I went home (Im a student).

The contact was to start on September the 18th and we had paid a retainer for the summer so we could keep our stuff there.

When i came back to uni at the end of september (2 weeks after the contract started) the house was a building site and we couldnt move in, he never told us this and said that it would be done in a week. A month later we finally get in and the place still isn't fully finished.


I go through all my stuff and find that about £300 worth of my stuff has been lost or damaged. I asked the landlord for replacements or compensation and he said he would get on it. about a month later we recieve a replacement microwave and thats it. He still owes me £260 in compensation and we havent seen him since the start of January, he was meant to be round for rent 3 weeks ago.

I need some advice on how to get the money im owed.

He doesnt answer my calls or reply to my Text messages.

You need to send him a detailed letter detailing how much exactly he owes you, what he owes it for (itemised list with prices) and with proof if possible. Don't bother ringing or texting him as it's clear he's trying to avoid the issue. Send it recorded so you know he's got it.

Hi chopper; what uni are you at?
Vast majority of Student Unions have an advice service and a lot of them are very good. Landlord/Tenant issues are their bread and butter. They may already know that landlord and if you tell them that you are very busy now with exam session, they may help with the paperwork and letters.

I was gonna do that but i was informed that if i did that he could evict me because the rent is a different matter.

No its not - you should be fine to do so, it is your legal right of offset. If you did not want to do that however, trip to small claims court?

yeah, im tryin to get hold of the landlord to sort this out nicely cause ive know him for a few years now and hes usually a nice guy. Its just I finish uni in 2 months and wont be back again, so would like my money b4 then
