Default Deposit Deductions Assistance

Hi, i have recently moved out of a property and the landlord has made some deductions, was hopoing you lot could help me as i find one of the deductions a little confusing. Breakdown as follows, written exactly as the landlord has written it:-

Deposit - £892.50

Oven tins - £12 - Acceptable
Toilet Seat - £20 - Acceptable
Garden Clearance - £60 - Acceptable, i had agreed they could charge
Carpet Clean - £90 - Little extreme, stain on lounge carpet thus Acceptable
Our time (4 days) - £200 - Not acceptable
Extra 4 days rent - £100 - Acceptable as other party in house couldnt move out on date he should have

That is the breakdown, i see no reason quoted for them to charge £200 for their time, especially as its obvious they didnt clean the carpet and do the garden themselfs. Other marks on walls etc i would assume is classed as wear and tear, we had been there for a good two years. Any thoughts on this? I am thinking of disputing the time they spent, maybe ask for a breakdown?

they should be stating exactly how many hours and at what rate they are charging.

you are also entitled to copies of all invoices and even the cheques used to pay the invoices so that the landlord is accounting properly for the use of your deposit. Ask them for evidence of the carpet clean cost. £90 for one carpet seems extreme. my landlord only charged me £80 for 2 carpets.

Also the hourly rate of £9.25 applies to people preparing a court case instead of hiring a lawyer. I'm not away of any legislation relating directly to landlords and their hourly rate but you should be able to demonstrate to a court that £9.25 is reasonable as thats the rate the court itself uses.

ex-Landlord - successfully got him to drop his counter-claim, settled out of court after 3 hearings
