"Repairs in a timely fashion" - Not

Hello.

Can anyone point me to where I can find info on how long a LL can get away with not doing fundamental repairs? I live in a privately rented house that has a leaking roof and damp as a result, advised to LL's agent (a big company) by email eleven months ago tomorrow, and nothing has been done about it, despite further letters to which I received no reply at all. I have today been told the LL has "approved the estimate" which is to carry out investigative work. No date for any work to actually take place....let alone a proper repair.

Any help would be very welcome.

Perhaps your local welfare rights can advise - they're free and know all kinds of useful info like this if you look in the yellow pages they should be listed in there.

The disrepairs issue has been discussed here frequently so you need to do some research but when it comes to timeframe then I am not aware of any specific rules that would regulate this. I would presume that the the timeframe needs to be "reasonable" or "fair" i.e. not unduly short or long. It would also depend on circumstances; for example live wires hanging from the ceiling would warrant an emergency, fact response whilst a broken central heating in a summer would not.
Contact your local Environmental Health office- their report would have a lot of clout.
Start gathering evidence; photos, accredited professionals estimates/reports.
Write a short, businesslike letter requesting firm dates for repair and response within a week or fortnight (depending how cheesed off you are )
