Very High Administration Charges!?

Hi everyone.

My MIL recently bought her council flat under the RTB scheme. The block she lives in consists of 6 council tenants and 6 leaseholders that have bought their flats.

The limited company that works for the council and is responsible for servicing/maintaining the block, have recently sent her an invoice.

On the invoice it states that she has to pay a minimum of £118 p.a. + 25% of the total costs (£120 service charge quarterly) + (repair costs).
This brings the total admin to £203 p.a.
This seems very high. I am just wondering, as a leaseholder, does she still have rights to inspect all relevant accounts/receipts and other documents as proof that this charge is accurate?
Also, I am sure that they should send a booklet/guide on administration fees. Am I correct?

£200 or so a year for service charge on a flat isn't that high at all - I have friends with 2 bed flats who have service charges of over £1000 pa.

Yes you can probably ask for a break down of it.

Hi blacksheep.

The service charge is £480 p.a.
It is the administration charge that I am asking about. I am a leaseholder myself and I pay my freeholder £10 p.a. thus making a £203 admin charge for one (for my MIL) year extremely high. Any advice appreciated.

Ah - sorry, crossed wires there. Yes would ask for a breakdown of the charges and see what they come back with.
