Default Fairly urgent advice required

As some of you may be aware I have been going through the longest hardest house purchase in the world...I am currently renting a property which I have been in for the last 13 months. Paid all rent on time no issues even agreed to show prospective buyers round for the estate/letting agent.

Tenancy agreement ran out 31/10/06 but house move not quite finalised and I expected it to complete by this week, I therefore only paid 2 weeks rent in advance. Letting agent wasn't happy about it and has hounded me for the full amount which is fair enough, however he has now advised me that he wants me out by Thursday next week. The worse thing is I am buying a different house through the same estate/letting agent and am at the stage where I have the mortgage agreement and am about to sign so should complete in around 7 to 10 days if everything goes ok.

What rights have I got to stay in the house after Thursday and how long for? What will he have to do to get me out and will it cost me money....?

Has he served you with a Section 21 notice at any point to give you 2 months notice? If he has, has it expired?

Nothing as formal as that.. they advised us by letter 5 months ago that the landlord wanted to sell the property and therefore would not be renewing the tenancy agreement at the end of the curent one which expired on 31/10/06. However, once we started the purchase of our new property, we sent a letter confirming that we wished to terminate the agreementand gave 1 months notice in Septemeber with the caveat that we may wish to extend this depending on circumstances at the time. At no time has the leting agent or landlord mentioned section 21

In that case they cannot even begin eviction proceedings for at least another 2 months.
