| | Basic Account Customer | No Hot Water I rent a property and since Thursday my comb bolier pressure is at 0, i called the landlord at home, and finally got an answer Friday PM, she gave me her husbands mobile, so i called him, he is so arrogant and cocky, he kept tlling me theres tap u have to turn to get preassure, and there aint, the plumber they use is crap.
Since thn his mobile is off and i keep leaving messages on the answerphone, i still ahve no boiler therefore no hot water, this is since Thursday and it is now Sunday night, that is taking the ****, no hot water !!!!!!!
And the landlords is such a cocky bastard i dont want to phone him !!!

| | Basic Account Customer | Re: No Hot Water The plumber said that he would get a Landlord Gas Cert to me but I have never had one. The plumber is rubbish, all the taps in the house were the wrong way round, i had to change all the red and blue bits on each tap, also he fitted a gas pipe for my cooker, but its not big enough, if i have the cooker on and the heating or hot water comes on the gas goes off on the cooker.
This is dangerous as when the gas goes off when the heat comes on, when the heat goes off, the gass will come back on, but abviously it wont be lit !!!

Sounds like you are having some real issues at the moment.
1) Give your landlord formal written notice, stating the problems and if possible including pictures - KEEP A RECORD OF THIS LETTER. Give him 24/48 hours to fix, and make sure that the letter clearly states that you will get the work done elsewhere and charge it to him. Possibly consider hand delivering this letter to his address to ensure it gets there.
2) If you get no joy with the letter, contact the Environmental Health office at your local Council. They will have a dedicated officer who deals with housing issues. Under the revised Housing Act 1994, the Council can give you a grant to get the work done yourself and then reclaim the grant money from him. They usually then give the landlord 14-28 days to pay before taking them to court to reclaim the money.
The Council should help if your landlord doesnt.
Bear in mind though, that if you get the work done privately and then deduct the money from any rent payments, you are effectively making an unauthorised deduction from rent and you can legally go into arrears. Its a stupid aspect of the Housing laws, but dont put yourself in a position where you can potentially be evicted for being in arrears.

EDIT: Forgot to add, if you get an expert round (this would probably be at your own expense) they can give you what is sometimes referred to as a "Habitation Notice" - basically its a letter saying your house, or aspects of your home, are dangerous and living their can affect your health and wellbeing. Armed with this, you can legally deduct money from future rent payments and not have the worries of being evicted. Legally, to deduct money from future rent payments, you would need a rock-solid case to show you contacted the landlord and he did nothing, so keep all letters and make a note of conversations you have with the landlord or his agents. Also make sure you give him enough notice (7 or 14 days) to get the work done on his own back. If you have to deduct from the rent, give him a letter saying that you are doing so and give him a breakdown and also copies of workman receipts.
