Default Tenants living like pigs

I have 2 bedroom flat which I have let out to my tenants for almost 2 years. As they were leaving I arranged that I would start marketing the flat.

When I visited the flat, I was appalled to see the filthy condition in which they kept my place and note damage to my furnishings etc. I took photographs of the flat as back up.

I have written them a letter advising that they will need to make good all the damage etc. and ensure that they have the property ready within a week for inspection and viewings. I have been met with excuses and allegations that I gave them the property in bad condition.

When the tenants moved in, we all went around the flat and photographed any damage that we noticed (or marks etc.) and I can only rely on this and email/letter cooresspondence.

My thoughts are that we are going to end in a dispute and wonder if anyone can offer any help.

The tenants now want to leave 10 days earlier. Am i obliged to refund them 10 days rent? My thoughts are that they must pay when the tenancy ends if they decide to move out earlier this is just tough luck.

They are liable for the full rent until the end of the tenancy - if they leave early then it's their loss.

As for the damage, presumably you got them to sign an inventory detailing all the furniture and its condition etc?

You cant insist that the place is tidy for viewings..... indeed you cant even insist on viewings at all. If the tenants say no to the tidying and no to viewings there is nothing you can do until they have left.
