Unhappy dont know who my landlord is!!!!!!!!!!!!!!!!!!!!!!

soooo il start from the top!!

when i first moved in i noticed all of the windows were scewed shut and i couldnt open any of them, the bath needed replacing and is leeking, my bathroom window is broken and the shower doesnt work.

so i ended up with broncitis for two months and couldnt breath in the flat so i had to go stay in my mums.

i told the landlord and he came round with a "expert in windows" he hammered open one of the windows and told the landlord the whole lot needed replacing. this was the last i heard about the windows. several hundred e mails later and no response.

He hadpeople around to look at the flat for a remorgage (which i had to arrange which was cheeky) and it got knocked back because of all the repairs needed.

then i get a letter off the housing benefit saying they had over payed the rent while i was working. they were paying 55 a week and i was paying 50 a week for three months so he was hetting 23 more a week for three months and didnt let on.

so then i was due to go on holiday for two weeks my rent was due two days after id flew out. so i emailed him to emal me his bank details so i could pay him while i was away. he didnt reply to this either. so i payed him when got back. then the other day i got this e mail off him:

Zara

I am sure you would have found out by now but the flat has a new owner as of 25th July 2008. I am waiting for LCC to give me a final statement so I can work out rent received till that date. In te mean time don't pay any more rent to me.

Akshay

i had absolutly no idea of this. the e mal was the first i had heard. so i am assuming whoever has bought the flat had been in without my knowledge or permission to look at the flat while i was away.

so i emailed asking what about the deposit? what about the rent ive payed after the 25th july? will i have to move out? what about the housing benefit he would have got?

here are his replys:

Zara

I will return any overpayment to you - don't worry. I am just waiting for the invoice for any overpayment made by LCC so I can return the correct amount to you.

Don't worry about your right of occupancy. The ast protects your right to occupation - the landlord has to give you at least 2 months notice to vacate. Also, the new owner would want to keep the place rented so I can't imagine they would want to do anything other than let the current tenancy continue.

Akshay

deposit - I will return this to you so you can give to the new owner.

housing benefit - I have already spoken to them. They were working out any under/overs and will get back to me.

Please let me have your bank account details - sort code and account number so I can return the deposit.

im really really anoyed with him. i dont even know who the new landlord is or who i am supossed to pay. i e mailed asking who i am meant to pay and when will they be in touch etc no responce yet again.

just wondering what peoples opinions on this are. thanks alot!!!

Until you receive official notice of the change of landlord, you need pay nothing - rent is not legally owed. Just wait until you get notice from the new landlord.
