2) Reasonable access is basically IMO any access with 24 hours notice, when you are available at the property.
3) As per two.
The only thing I would add is that, as much as it is annoying for yourselves, bear in mind that the quicker they re-let the property the quicker the viewings will stop, and they are after all only trying to re-let. It is worth being as accomodating as possible (within reason) at this "end game" stage of the tenancy.
