House in Disrepair

Hi,

Im currently a private tennent and the house needs a few repairs doing to it, I have been asking the L/L since November 07 to come and repair the problems, He comes round to the house to look at them and says ill arrange for someone to come and repair it... But no-one turns up, He has now started ignoring my texts and phone calls... As i currently receive housing benefit i popped into my local council office to put my name down for a council property and to see where i would stand with getting the repairs carried out, The council advised that they would stop paying the HB to the L/L and pay it direct to me and should hold it in a savings account untill the work is carried out, Im also waiting a callback from my local CAB aswell. The council have also made an appointment for an Environmental Officer to visit the house to check out the state of the house.

Does anyone have a template letter that i can send to the L/L to advise of this or ideas on how to word a letter to him?

Depends on the repairs...when did you move in?

Moved in November 07. Cracked bath which leaks, leaking shower, seals on windows have gone (full of condensation) central heating (only some radiators heat up), No working handle or lock on the conservatory, Back door jams and sometimes wont open (fire hazard). L/L is aware of the above but hasnt tried to sort any of it out.

##update##

the letter was sent to the landlord on 1/07/08 via recorded delivery detailing all the repairs that need to be carried out... The postman has just been this morning to return the letter as it has not been collected from the sorting office by the landlord... What steps can we take now as its obvious he isnt collecting the post and he still wont answer/reply to calls or texts.

- have EH been to the house yet?
- were all these faults the same on moving in, or have they developed during the tenancy?
- which radiators specifically wont heat up - as in which rooms?

no they havnt been yet, the faults were there when we moved in but the L/L was aware of these and advised he would repair them, the heating we only discovered whilst using it, its already had 2 pumps replaced. the radiators that dont heat up are, Living room, kitchen, conservatory, hallway, bathroom and 2 bedrooms (out of 4), i have bled them 3 times but still they dont work properly. My next option is to give him the required notice and move out as he is not keeping to his terms of the tenancy agreement.

The next option is actually to get EH out.
