Default Another CCJ and Credit Check Question

Hello,

My Partner and I have to move soon and I am worried about applying for our next rented home.

The last time we rented, my Partner applied and I paid the rent from my Bank Account. I have been paying on time for the last eighteen months.

I have one CCJ from July 2003. It is for nearly £5000 though. I have nearly paid it off but not quite.

I also have a couple of defaults too.

I earn good money and I am much better with my money now. I just got into a bit of a mess when I was younger.

We don't have a guarantor who earns enough so are a bit snookered. Also paying 6 months rent is not an option. My Partner did have a guarantor for our current home but he is no longer willing to do it due to reasons I won't go into.

My Partner has a good History but does not earn enough. I earn more than enough but have a bad history.

How should I approach it as most of the agents round this way use Homelet. I am not a bad payer and I feel the current way people are credit scored is out of date. I just have this bad data hanging over me!

Bump lol

I have done quite a bit of Research on this. I have decided that: -

I have proof that I have been paying the rent in our current accommodation on time and have the bank statements to prove it.

Our original Agent will give us a good reference.

I have been open and honest about the amount and the date. (CCJ is five years old, one year till it's gone can't wait!)

I am obtaining a reference from my Bank.

If we aren't accepted then it's their loss. I hate CCJ's but I hate myself more for letting it get to the stage where I got one.

Is the agent any good, if so could they not help with finding your new home, or even get an extension for your current tenancy

Hello,

We are under notice unfortunately, so it is not possible as current landlady is selling up.

The lady at new estate agents was the lady who moved is in here as she worked at the old estate agents too. lol so she knows of us etc. I will let you know how we get on. Should hear something on Friday as application was put in today.

To be perfectly honest letting agents very rarely conduct a credit search, although alot of them say so, but never do. Usually carry out an employment check and that is all.

In the past I lived in quite alot rented accommedation, and every letting agent wanted anything from £100 to £250 to carry out a "reference check" which always stated a credit check would be conducted, and not one every appeared on my credit file, and only one every contacted my employer.

Thanks for the reply. I am pretty confident my Experian File was searched but I won't know until next month. The estate agent sent the application to a company called rentchecks.

Hi,

Glad it worked out for you.

I am in the process of going through a 'rentchecks' pre-tenancy vetting and paying 117 for the pleasure. I have a similar situation to yours, 1 CCJ on my file which is fully paid and removed from my file in a year and a half, I also don't have a guarantor if they ask for one. I know I have a poor credit rating because of the one CCJ but have managed my finances well for some years now. Did the estate agent give you any feedback or did they just say you had passed and did you declare the CCJ you had? I really want the property I have seen but am worried the blasted credit check will spoil everything

I did declare the CCJ, mine was for nearly £5000.

On the application I was asked for other information, here I put that I had CCJ, latest accounts well managed and to take this into consideration when processing the application.

Hello,

I think it was Experian, there was no record of any Search on my Equifax report and still isn't.

I think the main thing is to be honest and explain the circumstances for any negative data. I think that this helped me but cannot be sure.
