Default bruton knowles deposit + charges

I used to be with Bruton Knowles a managed property letting company for 6 months.
Half way through I reported 2 out of 3 bulb transformers had blown in the bathroom making it pretty damn dark, and also the oven was no longer working, after countless calls and visits to them they finally sent out someone to look at it. They said yes its all faulty and BK should repair, including Oven which needed total replacement.
I rang and visited and nothing ever happened.
I then completed my tenancy, all bills and rent up to date on 2nd of April. since then they have charged twice for months rent, £675 each time, for no reason (account is all paid), not given me my deposit back for just over £1000 though have after countless calls sent me the exit survey and said a £117.50 bill will be charged for cleaning dusty apartment. The property was vacant for 3 weeks before surveyer came in, and I have pictures to prove it was clean yet still they charging me for it and still haven't returned deposit?!

What do I do? I have spoken to Trading Standards who say they are being very dodgy and said I should send them a letter saying return all monies due within 7 days. This never happened. So sent another one with Final warning written on it.
Aah! What do I do?

Not only this, but each time they have charged recently they have sent me over my overdraft so I will more than likely get charged for those by penalty, can I claim them too?

Sorry about all this! Letting agents often seem to be total scum.

Was your deposit held in a Deposit Scheme?

If yes, they should be able to mediate effectively!

If not, then you may be able to claim 3x the deposit as a penalty. Even if they did put your deposit in a scheme, if they didn't do it right you may be able to claim this money!

The problem with these companies is that they react to nothing but court. You may have to make a small claim but, if so, then you will get lots of help on here.

You will need form N1 I think.

On it you should write what you are claiming. This will sound daunting but a small claim can actually be quite easy I've been told. And it will be in an office and the judge will be helpful.

You should claim for everything they owe you. Plus costs, expenses and interest. You can claim for the charges but you may not get them. Everything else sounds water tight!
