Default Property inspections

Hi All this is my first posting i just hope someone can help. My letting agency has sent me a letter saying they want to inspect the property but i am out at work when the want to inspect so i wrote to them advising this and i gave them 6 other times and dates when i will be available. They wrote back to me a really snotty letter saying that i have to give them access to inspect the property at the date and time they specified in their letter or they would charge me for not being there!!!!!

I have spoken to the CAB and my council but neither of these seem to be able to advise me on this can anyone help as i dont think they are being reasonable.

The think that really winds me up is that in the 18 months i have been in the property they have previously arranged to come out on 3 seperate occasions and have not turned up!!!! which has meant i have taken time off work for nothing. the second inspection they arranged they called me up an hour before they were supposed to turn up and said they had moved onto something else!!! what ever that means!!!.

Welcome to CAG.

They should give you reasonable notice and the time should be mutually convenient. There should be a clause in the tenancy agreement to give more specifics.

It seems a relatively trivial matter to fall out over, give the agent a call or pop in and see them, people are sometimes more difficult in correspondence and are more amenable when spoken to, I know I certainly am.

Try not to get wound up, many issues can be resolved before they turn into real problems.

Property inspections are one of the most costly elements of property management, so to make them a bit more efficient, it is normal that agencies will block book inspections in the same locality to reduce travel time.

You are legally entitled not to allow access if that is your wish - however in this case, the agent will have to deal with your inspection specially and will want to pass on the additional staffing cost of doing this. You may well find that if the agent has already covered themselves and you will have signed somewhere to accept a charge when doing a special inspection at your convenience. For example, in our town it will quite often take a 20 minute journey each way from the agents office to quite a number of properties. Thus if you add in the actual time for the inspection it will have cost the office an hour just for the one if specially arranged.

When doing block-booked inspections, our agency will arrange between 5 and 10 inspections at a time and will give around a weeks notice of this. For the odd tenant that wished a special visit there is a set charge listed in the inspection letter that refers back to the terms of business signed before taking the tenancy. The set charges are £23.50 for a weekday inspection, and £35.25 for a Saturday.
