If you do not pay your rent you still owe your landlord the money. The money you owe is known as rent arrears. If you don’t pay the rent your landlord will have the right to evict you. The Landlady here, has to provide a detailed account of the payments made by you, and the payments that were missed.
Your landlady may agree to you paying the arrears back over a period of time rather than in one lump sum. Try to agree an amount that you can afford, with your landlady. Debts such as rent arrears, where you risk losing your home, are much more important than debts such as catalogue payments.
It would be a good idea to do everything in writing from now on. Explain to the Landlady that threatening texts will be dealt with by the Police if it continues. Making anonymous or abusive phone calls is also a criminal offence under section 43 of the Telecommunications Act 1984.
It would be worth looking at this Legislation. It maybe that you are paying too much rent. How much are you paying per month?
The Rent Act 1977 sets out the rules for setting Fair Rents and the Rents Act (Maximum Fair Rent) Order 1999 limited the amount of rent that can be charged.
With regards to the Mould and Wiring issues, your local authority has legal powers to ensure your landlord/letting agent tackle any problems with the condition of your home. Council officers will, where necessary, take statutory action to ensure that landlords meet acceptable standards. Give them a call to see if they are willing to look for you and give some advice.
Also i would open another bank account like the NatWest Step account, and have your money paid in there. You can then start to reclaim those charges they have been charging you.
