Default Despute over Security deposit

Hi,
We recently moved out of a 3 bedroom flat as the Landlord wanted the flat back We were all given formal notice, and went our separate ways.

We didn't clean the flat thoroughly before we left ( EG. Carpets, Cooker ), as we were under the impression that the flat would be gutted prior to being resold.

However, when the Landloard turned up to perform the inventory .....He declared that he wasn't going to rip up the carpets and lay Wooden floors....instead he wants to charge us for professional cleaning. Along with this he has made all sorts of unreasonable indications of cost to ourselves ( EG. Sofa sagging, worn and marked - Mattresses sagging and worn ) .

My question is - how much can a Landlord do you for...and what can be put down to wear and tear?

The flat was rented for a 4 year period and basically the Landlord did nothing to it during this period.

Any help appreciated.

Four years and he's charging you for sofa and mattresses? Not a chance, fair wear and tear is excusable.

If he insists on professional cleaning, then insist on a copy of the invoice from the firm to make sure he does it and charges you the correct amount.

If he does present an invoice I would enquire with the cleaning company to verify, tell them that you're ensuring your flat has been cleaned or something.

My landlord's are slippery, they have presented us with invoices to prove costs; but when we checked it was an invoice for another similar job and they had never even been near our property.
