Default Inventory Lists advice

Hi,

I am presently due to move into a new rented property closer to my New place of work.

I have been reading through the forums looking at Horror storys about Landlords withholding deposits etc and I am geting increasingly worried as I need my bond money back basically!

I have arranged for a cleaning firm to spring clean the house when I leave, alougth I have always kept it clean and tidy, and I have not damaged anything I am certainly aware of.. ( house also unfurnished)

Now the thing I'm Worried about is I never had nor signed an Inventory when I moved in, and a guess there are a few bits here and there which were already in the property when I moved in..such as a large Yellow circle on the lounge carpet?? a handle which was never screwed in on a door, and a crack on the backdoor window.. thats stuff Ive noticed.

Where would I stand if the landlord decided to withhold my Bond?

heres hoping it will all run smoothly!! but I am worried now with me not signing an inventory. I rented through an agency but the landlord manages the house himself.

The absence of an inventory is not fatal to the landlord's case, but makes it more difficult for him to prove what the condition of the fixtures and fittings was at the start of the tenancy.

The never-screwed-on handle and broken window pane are not really inventory items and are the sort of thing a tenant is expected to see to under the general obligation to use the property in a tenantlike manner. Probably best to see to them to make sure you do not get an extortionate bill for them.

You can also follow this tip Unfair deposit deductions
but take photos on your last day to show condition of the place on your exit.
