Default Get out of contract

Hey there!

its my first post and im from austria too... so it might be a bit confusing
i try to keep it simple and would be really grateful for every help...

Its the following situation:
Its about my girlfriend...

she moved in in a house which she rent by an agency in the name for the landlord. Before she moved in she had a visit and there were severl things to repair and fix, which she got promised, will be done within the next week, before she moves in.

So when she moved in, nothing was done. She and her housemates rang the letting agency again and again and again, and they just got told they will sent people to fix it, but nobody came.

For example in my girlfriends room there is dump in the corners, the floor is dirty so when you walk barefeet you get dirty feets, the windows dont close properly (which is getting really cold in the night), and you cant lock them, there are holes in the wall, and everywere is dirt. Thats just from my girlfriends room.

There is a leak in the pipes in the walls and its dripping through the sealing, the kitchen is falling apart, there are mice everywere (the last one was lying dead in the bathroom), they got a man inside the house cause they couldnt lock the door the first few days properly, there is dumb in the shower etc etc etc.

So far...

the other problem is that the landlady wanna fire the letting agency because of other problems and so the landlady told my girlfriend not to pay rent, which she didnt up to now.
Now, my girlfriend found with 3 other housemates another property which they wanna move in as fast as possible.

My question now is... will they have big problems to get out of the contract and move or what do they have especially take care of etc.

maybe one of you had a similar situation or experience already with it...

would be grateful for every help...

thanks a lot
andi
