Default Letting Agent & CCJ

Hi Guys,

I'm about to go to a letting company and possibly let a property which I saw and they ask for a £125.00 admin charge for letting.

The problem I have is if I fail my creditcheck due to the CCJ which I have they won't refund me the £125.00

Can they do this and how do I avoid this happening?

The property is £75 a week, and I'm paying 4 weeks deposit and I'm also paying the rent monthly (rather than weekly), does this change things?

Why don't you get someoen to call up and enquire whether they would be accepted to buy a house if they had a CCJ?

That way you know if it's worthwhile paying this money out.

Those £125+ fees are an absolute disgrace!!!

The real cost is around £24.50, I know this because I moved to a new house in September with a private Landlord, and she did a credit check, and only charged the actual cost to her, ie £24.50, she said herself, that those £125+ fees are simply disgusting.

You would be far better of looking for a private landlord direct. I have a theory that these letting agencies "turn down" without even checking the first 3 or 4 mugs i mean people who enquire into a property, and pay the fee, simply as a nice little extra profit.

It never harms to be up front in these things.Tell the letting company before you pay and they do a credit check, that you have a CCJ and will that stop you letting the property. If they say no, ask them to put that in writing, and then pay your money.

The fees may not be excessive, its all about what the Agent provides out of the fee.

For example, referencing costs including rent guarantee insurance for the landlord can cost around £90.00 per applicant, add on top of that vat then £125.00 isnt alot at all.

Its always important to disclose any adverse credit. Normally there is a "credit score" and a "fraud score" failure to disclose whilst will have a limited effect on the first will almost always fail on the second.
