Default I've spent thousands and don't know what to do!

Dear all; I have just spent a considerable amount of money on a house. I have worked hard so I could finally afford a mortgage. Now I am in trouble and risking getting behind with my mortgage payments. You see, I've got a tenant on benefits! He owes me 3 weeks rent and I am finding it difficult to pay the mortgage.
I don't know what do to!! I didn't think I needed to learn any stuff, I just wanted to generate some income. And now the tenant is getting clever and writes such letters that make my head spin. Some complicated stuff about notices and sections. The cheek of him! He lives in my house!
My wife tells me to go and see a solicitor, because the amount of money I have tied up in this house is worth looking after but I don't want to waste my money on some slippery lawyer! That's why I am here- can you tell me what to do? Is it going to be a lot of hassle?

Re you saying you have a lodger and after 3 weeks he is writing you bizarre letters? Housing Benefit usually takes around 6 weeks to be paid.
You would need to give us a timeline and full details of what has happened before anyone can comment on your situation.

Well, he moved in August 2007, signed tenancy agreement (template from Woolies), called Assured Shortholt Tenancy. He called in September to say that he is applying for benefits because he has retired and is not working anymore. I am not sure if its a sob story.
If it takes 6 weeks to get benefits, I can't wait that long! What shall I do???

I would go and see a solicitor there are some very good ones about who will draw up proper agreements for you, that don't come from Woolies.
Even an amatuer such as yourself should be looking in Smiths.
Ask your wife to cook an extra meal daily for him as it is getting cold now and he hasn't got his benefits yet.
There are lots of courses for landlords, and before you buy your next property it would be a good idea to invest some of your thousands in them.

Gizmo thats cruel.... but you do need to know what your doing with buy to let... and woolworths isnt the place to learn... Tennants have rights and you should have been aware of that before you signed the agreement or better.... before you decided to do buy to let .... is it a standard 6 month agreement? if it is kick him out and sell the property when the lease is up

Yeah, Gizmo, don't be cruel! Poor OP is already in trouble! Pointing out his incompetence and lack of foresight is not going to lift his self-confidence and please other posters!
What you should do is to spend some time with the OP, few hours would do, to teach the OP the basics of landlord and tenant law, explain about various procedures, give him lots of relevant links, write few template letters, email a step-by-step action plan, offer circumstantial advice on problems that may have occurred as a result (bank charges, relationship counselling etc). Do not expect the poor man to find stuff for himself- you are the moderator, after all, you should be doubly patient and give example! The OP is not to be expected to look up links or buy a book, once he has found us- cause we are the consumer champions and have thousands of members ready to give up their time to hold a hand of the less fortunate ones.

As for the bigger picture, I think that's what we should do always for people who should know their stuff beforehand, but for whatever reason have no idea whatsoever how to conduct a business. We could teach them, from absolute scratch, for free (because it's a sign of good entrepreneur to get stuff on the cheap, innit?), not expecting too much, and without any critical approach. Absolutely - I have PM'd him with an offer of marriage so he can not only share my knowledge but at a suitable time strip me of my assets in my old age. I do so hope he accepts. I've included a warm chair and some fried bacon in my offer - do you think this will clinch it?
