unfair bond deductions hi everyonee, looking for some advice from anyone out there who's had a similar problem. Have had many issues over the past 1 year, 2months with a certain property lettings agency in Leeds. Signed up with them for a year for a property and then signed on with them for another property for the following year, only 4 months into the first contract. At this time, i experienced no problems hence why i stuck with them. However, once i moved out of the house to move into the new one (still under their tenancy but in a different area), i recieved a letter from them regarding my deposit and deductions they had made. As a house hold, before we left the 1st house, 6 of us had spent approximately 3 days solid working to make sure the house was spotless when we left. My bond was £300 in total and they deducted £225 from it leaving me with just £75 - blaming deductions on carpet stains and wall marks, which were NOT there. I didn't take any photographs of the house or my room though so i can't prove what they are alleging. If anyone could give me any advice as to what grounds i stand on?
I spent 2 months in the new house where the same lettings agents refused to carry out our requests - certain problems such as there not being a bathroom door on the bathroom (!!!!!??), no burgular alarm, a broken back fence and general lack of security (the area we were in was considerably worse than the house before). As a result after about a month and a half, we had a burglary and all my stuff (only just recovered from the insurance) was stolen again. I am no longer eligible under my insurance policy and therefore blame the burglary and my loss solely on the lettings agent that refused to improve security measures. Certain factors became apparent also upon moving into the house - there had been 2 attempted burglaries a year earlier and nothing was done to improve security, none of the keys from the prevous tenants had been handed in and the locks were not changed as a result (which is actually one of this lettings agents threats or specifications if keys are not handed in).
Would this help in my case towards getting my full bond back or not?on the grounds that they have been continuously negligent so why should i pay up if they have cost me money etc. etc. If anyone could give me any advice that would be great because i want to take this to a solicitor but don't know if that would be a waste of money. thanks. |
