Quick Question Hopefully

If a landlord undertakes any work - in this case replacing the gas fires (not that I knew about it til I got home to find my old ones outside) is he under any obligation to return the bit worked on to its original decorative state?

i.e. the old fire was bigger than the new one so now I can see the metal backing plate around the outside of the fire whereas before you couldn't - I painted over it but evertime they service the fires I can see silver duct tape and the plate again.

I am not bothred about wall paper etc just bricked in and plastered properly so I can paint it and it stays that way would be useful

redvixen in reply to your post and in my view:

1.Ideally he should put it back to the same decorative order but the main thing you should be concerned about is the safety of the gas appliances.


2.You should have a copy of the CORGI gas certifcate which must be issued to landlords by a registered CORGI gas engineer every 12 months - this is the law.

3.If your landlord has replaced the gas fires it shows that he also cares about your safety which is his duty and a very positive thing.

4.If it bothers you because the way it looks I would suggest you have a nice word with your landlord(hopefully you get on well with him) and see what his reaction is.

Thanks Nightmare4banks - see home sweet home for RedVixen NOT - I don't get one with him and he is certainly not a caring landlord - I don't undertand why the fires were replaced, the old one was in good condition. The safety certificates he is doing because things have tightened up if was up to him he would strip the gas out and put some of those electric heateer which don't chuck out nearly as much heat and cost 4 times as much to run. I had to shout very loudly to get the new fires service when they clearly weren't woring properly.

I asked the equestion because he is going to try and wriggle out of everything the EHO has put on a notice of improvement and the decoration round the fire is just one more nail in the coffin- he has also had notice about entering premises illegally - not a good landlord - a criminal

SO far any discussion about the repairs has been met with why should we you are untidy. All irrelevant. He even moaned about the cost everytime the gas engineers turn up and no one is in when he hadn't made any arrangements for them to come. He was expecting to break in but couldn't
