I was wondering if anyone can answer some questions for me? I have my statements from my old mortgage, and am totally gobsmacked at the amount of money I gave Southern Pacific mortgages, the pleasure of having the mortgage with them for a little over three years we gave them £32281.17 !!! Un-believable !!
Now what I'd like to know is basically what I can claim for? I paid an ERC of £6396.79 which is hard to stomach as we only had exactly one month left to run on that!
I have
Unpaid direct debit fee?
Arrears Management Fee?
Interest on Arrears?
variation to mortgage fee?
Litigation Fee (even though we never actually went to court!)
Legal Costs ? (once again never went to court)
CBD Own insurance fee?

I'm sorry that this seems to go on but I really need some help

I would think that you could claim for the unpaid direct debit fees and possibly the arrears management fees but I would doubt if any of the others would be reclaimable.

But, as always, with CAG there is bound to someone lurking who can give the exact answer.

Was there a reason for redeeming your mortgage 1 month before the end of the repayment charge? From the list of charges, the only ones you should have success with are the unpaid D/D and the legal costs assuming it didn't get that far?

This is normally done when the borrower takes a further advance of monies. The lender has to reconsider the conditions applicable to the entire lending agreement, eg fee & charge structure, conditions applicable to the parties to the mortgage or change to the title deeds.
