  2. Thank you for your reply, I will answer your points as best I can. The tenancy has been rolling over year on year for more that 12 years. The staying tenant is aware she needs to sign a new agreement (the landlord is taking this opportunity to increase the rent) The landlord has already accepted 1 months notice from the leaving tenant. The landlord has also told the staying tenant that she has to pay the leaving tenant her share of the deposit? Thank you Regards
  3. In a joint tenancy that has been running for 14 years, if one of the tenants wants to leave , what are the leavers responsibilities? if any? For instance finding a replacement tenant? Who pays her back her share of the deposit? Is the remaining tenant responsible for all the rent going forward? Can the landlord take this opportunity to increase the rent? Thank you Regards
  4. Sorry to post the template, I assumed that once I had altered it to suit me I could post it for comments, once again sorry. In their letter they state that "The "cause of action" that resulted in future payments becoming due and payable on the above mentioned account was the issue of the default notice" Should I send them a copy of the default notice pointing out the date it was issued (22/10/2010) and say surely by their rules the debt must be statute barred? Regards
  5. Sorry I can't seem to lay my hands on the termination notice, I have found the default letter, it is dated 22/10/2010, is there any mileage in sending them a copy? Regards

  7. The original lender was Lloyds. Yes the account was terminated some years ago. No it is not a live card.
