Default Buildings & Contents Insurance

I am trying to obtain insurance on my residential home and BTL properties ( about 7 in total )

Howver in the last 5 years I have had 5 claims. 2 accidental damage , 1 burgulary , 1 lightening strike and 1 water damage.

I have been with more than fo rthe last 3 years and they have quoted me £2200 and increase of about 300% !!! We have tried tesco today but they refuse to qoute us.

Can anyone give any pointers as to which company to go and try

Or with the type of claims we have had is there any way of negotiating with anyone ?

If you're a landlord, then I think it would probably be best to go and see a specialist broker and they should be able to find a policy for you. I think it will be easier than calling individual insurers only to have them turn you down.

Hi Danjude01,

I agree with Lemontwist here, any reputable high street COMMERCIAL INSURANCE broker will be able to come up with terms here. It would be advantageous for them to quote for all the properties, even if they do not all share the same renewal date. If you considered a higher excess, then it would be a more attractive proposition to any insurer. However, assuming seven properties over a full 5 years, then the claims experience isn't too bad anyway. All the major 'household name' insurers offer Property Protection Plans/Residential Property Owner type contracts.

Agree.

Commercial Insurers would not load your policy by so much.

A high street insurer is assuming YOU are making the claims on YOUR property for YOUR damage. This is clearly not the case, but their systems cannot "see" this.

If some of the claims were for negligible amounts, you could elect to pay the Insurer back. This action would result in the claims being settled for £0, which should show on the Claims and Underwriting Exchange.

However, as lemontwist will agree, underwriters tend not to use CUE. It is left to the claims department to check for undisclosed claims (i.e. for claims you made and did not tell the underwriters of your new policy).
