Default Mortgate Exit Fee (excess refunded + interest)

I read somewhere (can't now remember where) that many banks/building societies were charging mortgage exit fees way in excess of what they were allowed to charge under the terms of the mortgage. That set me thinking because I changed a long-standing mortgage account from standard variable to a tracker about 18 months ago. I looked back on the statements and found I had been charged £275 to pay up the old mortgage. I phoned my building society (Woolwich/Barclays), they looked up their records, they confirmed the amount charged by them and that it should only have been £30 according to my original mortgage small print. Three days later, they have credited £245 plus interest of £15.96 straight into my bank account. It really was that easy. Anybody else done this?
