Hi,

We have purchased and have been living in a terrised house for 18 months and our next door neighbours have recently put their house up for sale. They have received an offer from a company who wish to convert the house to offices. No real structual differences will occur, only walls on the top floor maybe knocked through. We already have one major company on our street and are worried that another business may decrease the value of our property or may prevent a future sale (althought we have no plans tp move within the next 5 years.)

Does anyone have any advise on how to deal with this issue and also if this will infact reflect negatively on the value of our house.

If they buy it you will have your chance to object to planning permission for any alterations, and also to any change of use applications that will be made. I suggest you talk to your local planning dept, and/or have a look at your local authority website.

As regards value depreciation, this is something that no one can predict, especially in the current economic climate.

You can object to the planning application (usually 21 from date of the notice).

Does the local council UDP (Unitary development Plan) give any planning guidelines to your area. You can ring the Planning Officer dealing with the application and ask.

Is it a Conservation Area.

The other company, is that also a converted house ie has it set a precedent.

How many people are going to work there. What are the parking provisions for them.

What do other neighbours think.

At least 1 or more of your Ward Concillors will be on the planning committee. Ring or write to them with your concerns. Encourage neighbours to do the same.
