If you can't afford the mortgage payments, get in touch with the company and let them know, don't just go into arrears as that will lead to demands and after a couple of months they will apply for reposession.

Let them know that you have the house on the market, they may suspend the mortgage.

It is better for you to sell rather than let the mortgage company sell as they will not be as keen to get the best price as you will and any shortfall will still have to be paid by you.
The same goes for the 'quick sale stop repossession' companies, they will not give you the market price because they want to make a profit from it.

If you claim Income Support or Job Seeker's Allowance, the Benefits Agency will normally pay some of the interest on the mortgage, so get in touch with them now.

Depending on the date your mortgage was taken out, you may not be able to get any help with the mortgage interest right away.

Make an appointment at the CAB right away, as they may be able to help get your mortgage suspended and help with any debts etc.

Are you getting any benefits at the moment? It would be worth applying for income support, child tax credits and payments from the child support agency.
